What is a Title Abstract ?
Virtually every mortgage and refinance
transaction requires that a title property search be performed prior
to loan closing. This
ensures the lender that no clouds, encumbrances, or other liens jeopardize
the lender's financial position and interest should the borrower
default and the property go into foreclosure.
This process usually requires that a trained individual, known as
a Title Abstractor, search all courthouse land records relative to
a particular piece of property on which a mortgage will be placed.
This search involves a chronological listing of each and every owner,
using the Grantor and Grantee indices, for the previous 50 - 75 year
period. The search will reveal liens, judgments, mortgages, taxes,
and any recorded item connected to the property.
Finally, a closing attorney or title agent will review this report
and clear any necessary items affecting the title either prior to
or at closing. This step will ensure that the lender has a clear
and marketable title for it's security interest.

We are a title company that has conducted over 250,000 title searches
and hundreds of closings spanning over 20 years. We have trained
many attorney's on how to conduct title searches. Over that period
of time we developed a training manual that was given to our new
hire abstractors. This manual has become so popular with law offices
and title companies for use in their own training that we decided
to offer it to the public.
The course will take you from beginning
to end of a full title exam. Each step of the title examination is
coded and includes examples.
Warranty Deeds, Security Deeds, Liens, Judgments, Probate, Easements,
etc. are all covered in this comprehensive training course. Just
take an address to the local county courthouse and follow the easy
steps. Within minutes you will be on your way to conducting a title
search. Beginning with the offices of the Tax Commissioner, Tax Assessor
then finally to the Clerk of the Superior Court, you will be armed
with the questions to ask each office along with an example of the
information required to complete your search. You will learn how
to perform a full and a limited title search, bring-downs, updates,
etc.
Abstractors charge between $100.00 to $500.00 for a full title
